FMB Insurance’s Domestic and Commercial Warranties are a wide selection of flexible, insurance-backed guarantees that are specifically designed to give you complete peace of mind before, during and after construction to your existing development.
Our Domestic and Commercial Warranties offer cover for a wide range of projects, including; porches, internal alterations, loft conversions, extensions and much more.
You can choose from one of five policies depending on the level of cover you require. These include; Value, 2, 6 & 10 years, as well as our Northern Ireland policy which is designed specifically for any work undertaken on behalf of the NI Housing Executive.
All of FMB Insurance’s Domestic and Commercial Warranties offer cover during the construction phase, as well as cover for the deposit paid. Each of the policies (excluding Value), protects against liquidation, faulty workmanship and structural damage to varying degrees, depending on which policy you choose.

Frequently Asked Questions
As a builder, do I need to provide a warranty for the extension/conversion that I am undertaking?
You don’t need to, but it is recommended. It’s a great way to give both you and your customers’ peace of mind that the work is fully covered, should anything go wrong.
Our warranties range from construction-only, all the way up to 10 years post-completion.
My extension/conversion is almost finished but I would like to put a warranty in place now. Can I do this?
You may be able to get a warranty put in place whilst the works are ongoing; however, to get the maximum level of protection out of your policy, we recommend taking it out before construction has commenced.
What is the difference between all of the policies? Which one is the best for me?
We highly recommend that you read through each of the policies to determine which one is best for you. Take a look at our Cover Options above to decide which cover is most appropriate for you.
Who has to take out this insurance? Is it the client or the builder?
Both the client and builder can take out a Domestic and Commercial warranty without it affecting the warranty in any way; however, both builder and homeowner must sign the documents before we will put a warranty in place.
Will this product complete my project if my builder ceases to trade or refuses to complete the works?
The policy is designed to rectify defects in completed elements of work. It will not complete the project if your chosen builder ceases to trade or doesn't return to complete works. It is important that your stage payments are only made to your builder when the specified works have been completed. Payment stages should be set out and agreed by you and your builder prior to work commencing on site. For more information read this guide from FMB.
How much is the excess?
The excess for our Domestic and Commercial Warranties is £350.
